New construction homes should be inspected by a third-party home inspector. There are many issues that go undetected by the builder which a home inspector can recommend further evaluation or repairs on. We can either inspect the finished home, or offer you full peace of mind with a phased inspection process. If you are having a home built, we can inspect different phases of your home’s process! We will inspect in three phases: a pre-drywall inspection to inspect systems and framing, a final inspection as everything is coming together, and a 1-year warranty inspection to make sure you maximize your builder’s coverage. Important note about new construction phase inspections:

Many builders require advance notice that you are planning to request phase inspections. Some require it to be in your contract with them up front, and others will limit you to only specific phases like the final inspection. It’s imperative to talk with your builder as early on as possible to ensure proper expectations and smooth scheduling.

Builders also require home inspection companies to carry higher levels of errors and omissions insurance and general liability insurance before they are allowed onsite. SWF carries all necessary insurances at the levels required so we can fully assist you.

Pre-Drywall Phase

This phase is completed after the framing is installed along with the rough-in plumbing, electrical, and HVAC systems. The pre-drywall phase allows us to discover potential issues before they are “hidden” behind the drywall.

Final Phase

This phase is usually performed prior to the final walkthrough, and is similar to a comprehensive residential home inspection. We inspect the home in its entirety and test the major systems including the electrical, plumbing, and HVAC to ensure they work properly.

Issues can develop in a home at any point in time, and many builders offer a 1-2 year warranty that covers specific items. With a warranty inspection we will come out around month 10 or 11 and complete a full comprehensive inspection. If we find any defects you can ask the builder to address them before the warranty expires.
